Sensible Solutions investigated the possibility of the presence of a UST on the owner's property in March 2008. The home inspector reported a pipe sticking up behind the house and under the deck. Mr. Hosler probed the ground in the vicinity of the pipe, finding no evidence of a storage tank. No petroleum odors were evident when the unusual cap was removed from the pipe. The tile probe hit soft, clay-rich dirt when inserted into the pipe. The soil on the end of the probe had a clean, earthy odor. The furnace area and basement of the house were inspected for signs of fuel oil usage and none were found. While inspecting the plumbing beneath the kitchen sink, Mr. Hosler noticed that the connection of the sink drain to the drain pipe matched the suspect pipe cap connection. Above the suspect pipe, a hole had been cut in the deck floorboard. Because the suspect pipe was located so close to the foundation of the house, right below the hole in the deck, and adjacent to the outside wall of the kitchen, it was speculated that the suspect pipe had at one time been connected to a gray-water drain from the kitchen. Mr. Hosler also located the builder of the house and learned that the home had originally been heated with an electric system.

The property owners spent considerable time and expense on landscaping their front yard. Rather than destroy their beautiful slate walkway, shrubbery, and trees, the owners decided to abandon the UST in-place.

The UST was located to the left of, and between, the tree and the house. When the job was complete, no one could tell that any work had been done that day.

The UST was located to the left of the pressure washer. When the job was complete, no one could tell that any work had been done that day, except for a few wilted plants along the walk, which fully recovered in a day or two.

The removal of UST and contaminated soils were completed, report submitted to the State, and the No Further Action letter obtained in 10 days, allowing the sale of the property to take place as scheduled, February 2008.
