Misconceptions:

1. Residential tanks are non-regulated and should be of little concern.
2. The tank was pumped out, so there's nothing to worry about.
3. The UST was filled with sand or foam, so there's nothing to worry about.
4. A new property owner will not be held liable for the cleanup of leakage from a UST that they never used.
5. A tank that is in use probably hasn't leaked.
6. An above ground tank is present, so there's no need to be concerned.
7. There is contaminated soil under the UST, so soil must be excavated.

Regulations:

1. USTs less than 1,100 gallons in size are non-regulated.
2. However, the regulations protecting soil and groundwater enforce the removal and cleanup of leakage from a non-regulated tank when leakage is discovered.

Average life expectancy: approximately 15 years in the Triangle and Triad areas.

Where most USTs are found: most homes built prior to 1965.

If you are looking at an older or rural property, keep in mind that most homes built prior to 1965 used fuel oil for heat. Plan to have the property inspected for evidence of fuel oil use and the presence of an underground storage tank, especially if there is an above ground tank.
